Let me introduce myself; I am Bruce Ogletree, with RE/MAX Masters. I live over by the Gaylord, having moved here in 1998. Maybe you've seen me driving around in my white van with the flying Realtor decal. I have been a licensed agent for just over 8 years. In fact, it was my move to Grapevine that led me to choose a career in real estate. I just love this place!

Granted, item number 9 depends on a number of factors, but one thing is sure - at the end of 5 years of paying rent, you have nothing to show for it. After five years of home ownership under a standard mortgage loan, you will have accrued equity. You can use this equity to borrow against, toward the purchase of a new home, or just leave in place secure in the knowledge that your equity grows with every payment you make.
"Okay, owning a home might be a smart thing for me to do, but who can get a loan these days?" you may ask. "I need a 100% loan. Nobody's doing that these days are they?" you say. "Isn't this a bad time to get into the real estate market?" you wonder.
Thoughts such as these likely stem from the sensationalist media that have been making broad and, in my opinion, uninformed statements about the housing industry in general. The facts are, you can STILL get a 100% loan, and FHA will has CUT their 3% down-payment requirement to 1.5% (which can be taken care of using a down-payment assistance program, which are STILL available at this time). Add to that the fact that there are more foreclosures and "distressed properties" on the market than any time in recent history, and it all adds up to one simple, basic, fact: It is a GREAT time to buy a home if you intend to stay in it for 3 years or more, have reasonably good credit, and do so with the help of an experienced Realtor (that's me!) to help you avoid making costly mistakes.
